Our client approached us during an ongoing boundary dispute with their neighbour, which had become increasingly stressful over time. The original boundary fencing had been replaced over the years by both parties, meaning the true boundary line was no longer clear.
The property itself added further complexity. The garden stretches across approximately 20 fence panels, and the neighbouring property sits on a raised concrete structure that gradually increases in height from the pavement to around three feet near the patio, where the boundary line also changes direction.
The client already had Land Registry documents and historic plans, but needed an independent, professional assessment. Crucially, they required a clear written report that could be relied upon in discussions with their neighbour, and if needed, used as evidence in a legal setting.
Our Approach
We carried out a detailed boundary survey on site, capturing accurate measurements across the full length of the garden, from the kerb to the rear boundary.
Using the client’s Land Registry plans alongside on site data, we carefully analysed the relationship between physical features, existing structures, and the documented boundary line. Particular attention was given to the change in levels caused by the neighbouring raised structure and the point where the boundary dog legs.
The survey data was then processed into a clear and structured report, designed to be easily understood while also robust enough to support legal discussions. This included precise measured information and a documented snapshot of the boundary position at the time of the survey.
