Measured Building Survey

If you are planning a refurb, extension or just simply re-jigging the space you have, then you’ll need an accurate and reliable measured building survey to help you plan.

Our client approached us with an exciting but complex redevelopment project. The site consisted of an old, dilapidated cottage that was set to be transformed into a restaurant with residential apartments above.

While the vision for the property was clear, the condition and age of the building presented several challenges. The cottage featured a significant amount of original timber structure, much of which needed to be retained or carefully replaced due to its character and likely heritage considerations. Before any design or planning work could begin, the client needed a clear and accurate understanding of the existing building.

This is where our measured building survey came in. The goal was to capture a complete and highly detailed record of the property, ensuring that every structural element, including the positioning of original timbers, was properly documented. This information would form the foundation for all future design decisions and help ensure compliance with planning and conservation requirements.

Our Approach

Given the nature of the building, accuracy and attention to detail were critical from the outset. Our team carried out a measured building survey using high-precision equipment to capture the full geometry of the structure.

The survey was completed efficiently, with just 4 hours spent on site. Despite the relatively short timeframe, the level of detail captured was extensive. We focused on recording all key architectural features, including floor plans, elevations, and the intricate layout of the original timber framework.

Back in the office, the collected data was processed and transformed into a set of clear, easy to use deliverables. These included detailed drawings and digital models that provided a true representation of the building in its current state. This allowed the architect and wider project team to work from a reliable and accurate base.

A key part of our approach was ensuring that the information was not only precise but also practical. The outputs were structured in a way that made them immediately usable for design development, planning submissions, and ongoing collaboration between stakeholders.

How Did Our Client Benefit From a Measured Building Survey?

Complete Documentation of the Existing Building

One of the most important outcomes of the survey was the creation of a comprehensive record of the original structure. With older properties, especially those with heritage value, it is essential to understand what exists before making any changes.

Our survey captured the positioning and condition of the original timber elements, ensuring that nothing was overlooked. This documentation provides a valuable reference point throughout the project, particularly when elements need to be retained, restored, or replicated.

Having this level of detail reduces uncertainty and helps protect the integrity of the building during redevelopment.

Accurate Plans for Design and Planning

The architect was provided with a precise digital replica of the building, including floor plans and elevations. This allowed them to begin the design process with complete confidence, knowing that all dimensions and structural elements were accurate.

Working from reliable survey data helps to streamline the design phase, as there is less need for assumptions or revisions later on. It also supports smoother planning applications, as accurate drawings are essential for demonstrating compliance with regulations and conservation requirements.

Ultimately, this saves time and reduces the risk of costly changes further down the line.

High Level of Accuracy and Reliability

Using high-precision surveying equipment ensures that every measurement is captured with a high degree of accuracy. This is particularly important in older buildings, where irregularities and unique features are common.

The accuracy of our measured building survey gives the entire project team confidence in the data they are working with. From architects and designers to contractors on site, everyone can rely on the same set of information.

This leads to better coordination, fewer errors, and a more efficient overall project timeline.
